Balsam Grove – Kingston
Balsam Grove / Valleyview is one of the older subdivisions in the Kingston real estate market. Like Strathcona Park, Polson Park and Calvin Park, the appeal in this area is the excellent location. Being so centrally located, getting to the lake, downtown, St.Lawrence college, Queen’s University or the west end is easy and quick. Public transportation is available and on your doorstep. The lots tend to be larger with the majority of homes having been built in the 50’s/60’s . Many of these homes are undergoing some very nice renovations which are contributing to the increased values in this little pocket of Kingston. There are parks and walking paths that allow residents some nice shortcuts and enjoyable hikes outside. If you have children, schools are within walking distance (many kids still ride the bus as it is virtually door to door) making life easy. Pricing starts in the mid $500’s for a smaller bungalow . There is something for everyone in here and I highly advise having a look. If you lean towards older homes with larger lots, you can find some great deals here. Location is key!
